Chateau La Peer at 160 N. La Peer Drive sits in the heart of Beverly Hills—an upscale 16-unit condominium building with large residences positioned in the $2.5–$3.5 million range, complete with a pedestal roof deck, fitness center, and underground parking.

Horine Group was brought on initially to provide construction management and fund control when the project had stalled. The assignment was not a clean start; it was a recovery effort. Keeping the project moving required confronting accumulated challenges rather than simply administering a healthy schedule.

Ultimately, Horine Group was also made the general contractor for permitting and took over the project—assuming the responsibility required to push the building through to completion and occupancy.

Restart a stalled Beverly Hills condominium project, restore financial and construction control, and deliver the building to completion and occupancy at a luxury product standard consistent with its La Peer location and unit pricing.

Stalled projects carry a different risk profile than new starts. Relationships may be strained, documentation incomplete, trades uncertain, and capital wary. Chateau La Peer presented exactly that environment: a high-value asset in a premier location that had lost momentum.

Fund control and construction management alone were not enough. To finish the building, Horine Group had to step into a broader delivery role—including becoming general contractor for permitting—so the project had a single accountable path through the remaining approvals and construction work.
