Horine Group’s automotive construction work has been closely tied to the Hoehn Family Auto Group. Across Hoehn Buick Cadillac, Hoehn Audi Carlsbad and Temecula, and the most complex assignment in the portfolio—Hoehn Porsche Carlsbad—H/G served as project manager responsible for translating manufacturer brand standards into buildable, approvable facilities.
Dealership development is rarely just a building problem. It is a negotiation between corporate brand identity, dealer operations, site constraints, and local design expectations. On the Porsche Carlsbad project, that negotiation became the defining challenge of the work.
The completed Porsche facility is recognized locally and nationally by Porsche Cars North America as a construction triumph—evidence that brand-forward architecture and municipal process can be aligned when the entitlement and design strategy is deliberate.

Deliver manufacturer-aligned automotive facilities for the Hoehn Family Auto Group—most critically, a modern Porsche Carlsbad campus on a tight, complex footprint—while securing municipal support for contemporary brand architecture rather than defaulting to the City’s historic Spanish Mediterranean preference.

Hoehn Porsche Carlsbad occupied an extremely complex footprint on a tight lot. Beyond the physical constraints, Carlsbad’s architectural expectations typically leaned toward Spanish Mediterranean style. Porsche and the Hoehns needed the opposite: modern corporate brand architecture that would read correctly to the manufacturer and to customers.
Aligning the City’s architectural expectations with Porsche’s modern brand standards required more than a late-stage variance—it required a deliberate entitlement and design strategy as the project evolved.

Approach
How the work was structured
Horine Group did not treat the architectural conflict as a late-stage variance request. The team worked to persuade the City of Carlsbad to amend its architectural plan and create space for an architectural automotive district—allowing modern brand architecture where it belonged.
That strategy reframed the conversation from “exception to Spanish Mediterranean” to “district-appropriate modern automotive design.” With municipal alignment secured, the project could be designed and built to Porsche’s corporate brand while still navigating the realities of a constrained site.
